Warehouse Cleanout: Clearing the Space Before Handover

A warehouse cleanout is the removal of everything a business leaves behind in a warehouse or distribution space: leftover stock, pallets, racking, shelving, equipment, office furniture and general debris, so the building can be handed back, sold or re-let. A walkthrough sets the scope, because a half-empty 20,000 square foot unit and a fully loaded distribution floor are very different jobs.

All requests are handled through this form. Add as much detail as you can and we will get back to you fast.

Most of the work is sorting. Wood pallets, steel, cardboard, plastic wrap, electronics and anything that once held chemicals or fuel each follow a different route, and a good plan decides that route before the first truck arrives. Usable pallets, racking and equipment can sometimes be sold or donated, which offsets part of the bill.

Access shapes the timeline: dock doors, trailer staging, forklift availability and the date a lease ends or a sale closes. Say in your quote request what is still inside, how tall the racking is and when the floor has to be empty.

What the work includes

  • Removal of leftover inventory, dead stock and packaging
  • Pallet collection, with reusable pallets separated from broken ones
  • Pickup of shelving, workbenches, carts and loose equipment
  • Racking taken down as part of the scope, or priced as a separate line
  • Scrap steel and other metal sorted for recycling
  • Removal of mezzanine fixtures, signage and wall-mounted items listed in the scope
  • Sweeping the floor and clearing the dock area at the end
  • Photos of the empty space for your records

Signs it is time to clear the warehouse

01

A lease end or sale closing is close and product and racking are still inside

02

A closed or relocated operation has left equipment that nobody has claimed

03

Aisles are blocked with pallets, dead stock or broken fixtures that would slow the next tenant's fit-out

04

An inventory write-off has to physically leave the building

05

A landlord or fire inspection flagged blocked exits or stored waste

How the work goes, step by step

01

Send the details

Share the address, building size, what remains, rack height and your deadline through the form, with a few photos if you have them.

02

Walkthrough

A specialist who serves your area checks volumes, dock access, floor condition and any material that needs separate routing.

03

Written quote

You receive a scope listing what leaves, what stays, where each material goes and the price.

04

Clearout

The crew works zone by zone, loading and sorting as it goes, so aisles and docks stay usable.

05

Handover

The floor is swept and the empty space is photographed so its condition is on record.

What changes the price

Floor area and how full it is
A half-empty 10,000 square foot unit costs far less than the same space packed to the rafters.
Material mix
Clean steel and cardboard move more cheaply than mixed waste, contaminated pallets or items that need special handling.
Racking and fixed equipment
Bolted-down racking, conveyors and machinery add disassembly labour before anything can be loaded.
Dock and loading access
Ground-level doors and a working dock speed things up. Upper floors, narrow doors or no forklift add hours.
Resale and scrap value
Steel, copper and reusable pallets have value that can offset the bill, and it should show on the quote.
Deadline
A fixed handover date may call for a bigger crew or longer shifts.

What a good quote spells out

  • A list of what is removed and what stays, zone by zone
  • Whether racking, anchors and mezzanine pieces are inside the price
  • How scrap and resale value is credited back to you
  • Where pallets, metal and waste end up, and what records you receive
  • Work hours, dock access needs and the handover date, all in writing

Warehouse Cleanouts: questions people ask

How much does a warehouse cleanout cost?

Size, fill level and whether racking is included drive the figure, so it is priced after a walkthrough rather than from a flat rate. Reliable published per-square-foot prices for cleanouts are scarce, which is why a site visit matters.

Can the work happen while the building is still in use?

Often yes, if the crew works by zone and keeps dock lanes open. State in the request which areas stay in operation.

Does the space need sorting before the crew arrives?

No, sorting is part of the job. It helps to point out items you want to keep, sell or donate, and anything owned by someone else.

What happens to leftover stock?

Saleable stock can be offered to buyers or donated, scrap metal goes to recycling and the rest goes to disposal. Mention if you need destruction records for certain goods.
